How do I apply for a Homes Within Reach home?

Determine your eligibility

You are eligible if you meet the criteria listed below

1 .You plan to purchase a home in Suburban Hennepin County.
2. You have a stable source or sources of income.
3. Your annual household income is less than the program income limits. 

The 2008 income limits are:

7 persons $76,250

Attend a Homebuyer Education Workshop

The workshop gives you the basic tools to move through the home buying process with knowledge and comfort regardless of where, when or how you purchase your home. Home Stretch is offered at a variety of times by many groups across the Twin Cities. See the Home Ownership Center website for schedule at www.hocmn.org.

Attend an Information Meeting for Homes Within Reach

West Hennepin Affordable Housing Land Trust known as Homes Within Reach (HWR) staff will explain the community land trust model of homeownership, HWR's homeownership program, and the application process. Applications are available at the orientation. See the Information Meeting page or call 952-401-7071 to schedule.

Submit a Homes Within Reach application

Applications are available at the Information Meeting.

Meet with a loan officer to apply for a mortgage pre-approval

There are specific banks and specific loan officers that currently provide mortgage financing for HWR's homeownership programs.

Meet with the HWR Resident Qualification Committee Interview

Finally, the HWR Resident Qualification Committee will interview applicants to determine approval for homeownership programs.

Approved applicants are offered HWR homeownership opportunities as they become available. When a household is selected, a purchase agreement will need to be signed and a final mortgage application is processed with a mortgage lender.

Review of the Ground Lease by an attorney on behalf of the Applicant/Household

When all the above steps have been completed, applicants meet with an independent attorney to ensure that all questions are answered regarding the ground lease.
